Recent Project – Leicester

Storage and Interior Concepts were asked to submit a proposal to refurbish  the first floor offices at Mattioli Woods in Leicester, we were awarded the contract and it has just been completed to the customers satisfaction and on time.

The refurbishment included new bench furniture, bookcases, pedestals and mobile shelving for 90 personnel.

Mezzanine and office refit project – Basildon.

The Underfloor Heating Company in Basildon continues to expand, the alternative source of energy and underfloor heating systems to be installed in residential, commercial and retail environments as opposed to conventional radiator systems.

With increased demand it was apparent that they needed to take on another industrial unit and fit it out with additional storage and office space.

Storage Concepts was contacted to design and put forward proposals to install a mezzanine floor for office accommodation for sales administration, design and accounts, as well as utilising the remainder of the warehouse unit in installing high rise pallet racking for the accommodation of pallets of raw materials.

The Underfloor Heating Company continues to expand in a growing market and with the fast track service on design, quotation, proposals, specifications and installation that Storage Concepts provided they were able to offer their existing and potential clients continuous first class service and improved facilities.

Project update – Nottingham

Storage Concepts recently completed a second installation for a major communications supplier in Nottingham.

We have previously installed partitioning systems, furniture and seating into their new premises and with further expansion we were asked to design further office suites and meeting rooms and kitchen areas.  This involved 75mm thick demountable partitioning with full height glazing and integral venetian blinds.

We were also requested to form  an opening into the dividing wall of the two new units to provide access from one to the other.

The whole installation had to be completed to a very tight time scale which was met and Storage Concepts is now working with the customer in supplying complete packages including partitions, ceilings, floor coverings, office furniture, seating and full communication systems to new and existing customers.

The installation was completed on a major new office park and the premises are also being used as an additional showroom for prospective customers to view at first hand as the customer was so happy with the completed project and the quality of work we provided.

Fit Out & Refurbishment – The Maltsters, Burton on Trent

Storage Concepts was delighted to be contracted by Odin Estates and Hillarys Developments to provide fit out and refurbishment works within a Grade II listed Malsters Building in Burton on Trent.  The original contract works commenced in 2007 and involved the installation of a two storey stairwell core with feature staircase and 8 person passenger lift together with full speculative interior fit out of ground, first and second floor offices.  Storage Concepts carried out a full turnkey installation package providing plasterboard partitioning, dry lining, new windows and doors, staircases, lift and all structural elements.

These offices were subsequently used as a showroom for the project and at time of writing in November 2011 over 6,415m² /  69,025ft² of offices have now been let to various tenants, the largest single let being to Bombardier Transportation who took 1,830m² /  19,690ft² on the second floor of the Maltsters Building.  Storage Concepts were able to secure the fit out project works from both the developer and occupier resulting in a contract of circa 1 million pounds.  For the developer fit out works mirrored those completed in other areas of the building including shot blasting of timbers, supply and installation of new stairwell cores and all dry lining partitioning, electrics, plumbing and floor finishing to provide the shell build specification.

Storage Concepts were then retained by Bombardier Transportation to carry out the interior fit out requirements for their own occupation including plasterboard partitioning, suspended ceilings and air conditioning.  Storage Concepts were also retained to provide specialist AV equipment for meeting and boardroom areas and following a separate tender process also secured the contract to provide all the office furniture including desking, seating and storage.   A separate contract was also placed for the installation of mobile racking for archive storage and this included the need for strengthening the existing Maltsters floor to allow the dynamic loads imposed by the rolling racking system installed within the second floor facility.

Storage Concepts were able to provide a turnkey package installation over an accelerated 14 week installation period.  A time lapse camera was used from start to finish of the contract enabling the client to keep up with on site progress from afar and also serve as a useful visual record of the installation.



Stewart Kidston of Bombardier Transportation worked closely with Storage Concepts throughout the construction phase and offered the following comment on completion.  “It has been a pleasure to work with Storage Concepts and particularly their Director for the contract Colin Whittingham, we have been able to work very closely together in all aspects of the installation to ensure that the final finish product meets the needs of our growing business and everyone involved is delighted with the final result”.

Storage Concepts continued to work with Odin Estates developing additional space within the Malsters Building which now includes amongst its occupiers East Staffordshire Borough Council and their recently relocated planning, building control and senior management facilities.  Colin Whttingham of Storage Concepts comments “this has been the most exciting building I have been involved with in the last 20 years bringing a Grade II listed building back into commercial use has been an exciting challenge and the aesthetics provided by the newly refurbished office areas for the new tenants is exceptional”.

Storage Concept’s Interior Concepts Division has recently completed the full fit out of new Head Office facilities for ARCA (Asbestos Removal Contractors Association) in Burton on Trent.

Storage Concepts was able to secure the contract against stiff competition by providing value engineered solutions enabling the previously over budget fit out tender to be re-designed, the amended specifications allowing value engineering and a in budget final design and cost.

One of the key elements to this redesign was altering the previously architects specified beam and block first floor to a Storage Concepts independent steel mezzanine floor.  This together with other value engineered redesigns on the interior fit out enabled the project to proceed within the client’s budget.

Storage Concepts completed a turnkey package installation turning the 750m² / 8070ft² single storey industrial unit into a combined office training and practical workshop facility.

The existing industrial unit was sub divided with a 1 hour jumbo stud wall with one side providing practical workshop facilities and one side providing a two tier training and office facility.  Storage Concepts installed an independent steel mezzanine floor with 1 hour fire rating and with the provision of plasterboard partitions to ground and first floor to form executive offices, meeting rooms, training suites, toilets, tea prep and rest area facilities.  A feature staircase was installed and a disabled platform lift and new windows were installed a ground and first floor level.  Finally all of the mechanical and electrical installations were also undertaken by Storage Concepts Interior Concepts Division including full electrical installation, data and telecom and the installation of mechanically fed fresh air ventilation and full heating and cooling air conditioning systems.

Once the shell build was completed Storage Concepts then completed the installation of floor finishes and office furniture, seating and storage providing a full turnkey package installation from empty building to a fully fitted facility.

Upon completion of the project works Steve Sadley Chief Executive at ARCA comments “we are delighted with our new facility, the layout and design provided by Colin of Storage Concepts has proved to be perfect for our requirements and our staff are now enjoying the benefits of an excellent new working environment.   Without the assistance of Storage Concepts and their ability to value engineer the original design the project as a whole was in jeopardy.  It has been a pleasure to work with Storage Concepts through the construction phase to completion and we would have no hesitation in recommending them to other companies for installations of this type”.
