Storage Concepts  Ltd recently completed a substantial installation for a major packaging supplies company who were expanding on a huge scale in Derbyshire.  The project entailed dismantling  an existing single tier mezzanine floor that Storage Concepts had previously installed some 5 years ago and dismantling all the shelving and mesh cages that were on the mezzanine floor.  All of the materials were removed from the premises and taken to Storage Concepts fabrication factory where the existing steel work was re-fabricated so that different finished floor levels could be achieved to enable the customer to use the space as efficiently as possible for stacking their packaging products.

Two tier mezzanine floor

The existing area where the mezzanine floor was originally situated was totally cleared and all of the existing floor fixings were sheared off to leave the floor in near perfect condition for new pallet racking to be erected in that area.  The re-fabricated steelwork was then delivered back to site and completely installed into its new position as a two tier mezzanine floor, including re-fabricated staircases and the addition of extra floor space.

The whole process was completed within budget and within the time-scale that was set and the customer was extremely pleased with the end result which did not result in them losing any productivity and has enabled them to increase the amount of products they can now store to fulfil the new contracts that they have.

FAQ – Mezzanine Floor Building Regulations

Mezzanine Floor Building Regulations

Any mezzanine floor being installed requires building regulations in order to determine the means of access and escape to and from the mezzanine structure.

Information is also required on the concrete slab, namely concrete thickness, hardcore thickness, ground bearing pressure in order to determine the calculations for the mezzanine floor to show and prove that the floor slab is strong enough to accept the imposed load of the mezzanine floor, namely the point load of the columns / base plates coming down onto the floor slab.

Building regulations are required to be obtained and Storage Concepts can provide this service with there Approved Building Control Inspector who not only checks out the structural calculations to ensure the mezzanine floor is designed correctly and satisfactorily, but also checks this against the slab information and also checks for the means of access for personnel to and from the mezzanine floor, should, in the worst case, a fire start.

It is a statutory requirements that building regulations are obtained for any mezzanine floor structure whether it is being used for offices, production, storage, retail.

Any structural steel mezzanine floor, whether used for storage, offices, production or retail requires building regulation approval, not planning permission.

Building regulation approval is required to ensure that the means of access for escape is satisfactory and acceptable to the fire officer / fire service.

Consideration has to be given to accessing and exiting the mezzanine floor within certain distances, with either protected routes of escape within the building or directly exiting externally from the building.

Once the mezzanine floor is installed adequate lighting, emergency lighting, smoke detection, possibly sprinklers depending on the size and complexity of the project may be required.

At Storage Concepts we are often asked the minimum loadings a mezzanine floor can be built to, well the answer is 4 . 8 knm2

We can manufacture Mezzanines which require a larger loading depending on what the end user is intending to use the additional space for, whether that be storage or an office area.

Storage Concepts would have to check the existing floor conditions to ensure the floor can support the point loads imposed by the new mezzanine floor columns; such as concrete thickness, ground bearing pressure and so on.

In circumstances where this information is not known, then our team will carry out a bore hole test to establish what the floor conditions are like. If needed we would have to install foundation pads to support the new mezzanine floor columns.

How to build a Mezzanine floor

How to build a Mezzanine floor.

The mezzanine floors arrive in a number of major components, for example beams, c section, stair stringers, steps, columns, cleats, flooring, nuts and bolts, cross bracing components.

The components will arrive on a large lorry and is then off loaded by the experienced mezzanine floor installation team with the use of the customers fork lift truck or a hired fork lift.

The components are sorted and the main beams will have the cleats bolted to them. Each main beam will have a number written on the side and by looking on the drawing the main beam position can be established . The main beam is fork lifted to its proposed position and lifted to the correct height enabling the columns to be bolted to the underside of the beam, its then held/ tied or fixed temporarily so the installation team can lift a second beam and then c section beams are bolted to the cleats so the the two main beams are fixed together , this process continues until the whole structure is built.

The columns are then checked to ensure they are plumb and then cross bracing is installed to give the structure it’s required design strength. The columns are then bolted to the floor. All the above installation is carried out via mobile scaffold towers.

The installation team will then start installing the mezzanine flooring material which is normally 38 mm thick tongue and grooved particle board. The team will have to start going onto the platform so we would have to ensure they carry out the installation safely, we may have to use mobile platform towers under the leading edge of the new flooring , or the team will ware harnesses or we would have to install netting to the underside which all will help to prevent any serious injury if any of the installers should fall off the platform.

When the flooring has been installed we would then install the stair stringers , steps and bolt it to the new structure and the floor.

Any handrail and loading gates are then installed.

The structure is then checked to ensure its level , all bolts tightened , it’s cleared of all waste materials, cleaned and loading signs installed. Then you are ready to use the new space, whether that be office space, warehouse or show room.
